How much should I insure my mobile home or manufactured home for?
We look at various things such as original purchase price, current coverage, and improvements, as well as tools such as replacement valuations and pictures to help determine coverage. What is the difference between Actual Cash Value (ACV) and Replacement Cost Value (RCV)?
Actual Cash Value is the cost to replace an insured item of property at the time of loss, less an amount for physical depreciation. Replacement Cost Value is the cost to replace property with the same kind of material and construction without deduction for depreciation.
What is liability coverage?
Liability coverage protects you against claims made by a third party, such as a neighbor or a guest. An example of a liability claim would be if you were mowing the yard and the mower threw a rock at your neighbor's car, breaking the window. Liability also protects you against claims for bodily injury to others, such as a visitor stepping into a hole in the yard and fracturing his or her ankle.
Do you insure farm equipment?
No, farm equipment is excluded from our policies.
What is covered under my dwelling coverage (Coverage A)?
It is your main living structure as described in the Declarations Page and any structures permanently attached to the home. Dwelling coverage does not include any unattached structures, nor does it cover any structures attached only by a fence, utility line, or the land which the home is located.
What is debris removal?
Debris removal is when an insurance policy covers expenses you incur when you remove debris of covered property, other than trees, which results from a loss covered under this policy. For debris removal to cover removal of trees, the tree(s) must either damage a covered structure or block access to a covered structure. This coverage does not apply to removal of debris which would be considered normal maintenance.
What is medical payments coverage?
Coverage for medical expenses incurred or medically ascertained within one year from the date of an accident causing bodily injury. Medical expenses mean reasonable charges for medical, surgical, x-ray, dental, ambulance, hospital, professional nursing, prosthetic devices and funeral services. This does not apply to you or regular residents of your household other than residence employees.
Why is the premium at HomeFirst Agency so much cheaper than my current carrier?
Not all insurance policies are alike. A more expensive policy may have coverage you may not need. Some companies increase your coverage each year (even though you did not make any improvements) which also increases premiums every year.
I don't live near water. Do I still need flood insurance for my mobile home or modular home?
There haven't been any earthquakes, tornados or hurricanes in my area recently. Do I still need insurance that covers that?
Yes, unlike most conventional homeowner policies, HomeFirst Agency's comprehensive mobile home insurance policies provide coverage for damage caused by multiple perils such as floods and earthquakes, as well as wind damage from tornadoes and hurricanes.
I do not live in a flood zone, can I remove the flood coverage?
No. At HomeFirst Agency, all our policies include flood coverage. Anywhere it rains, it can flood and everyone lives in a flood zone - it's just a question of whether your area is low, moderate or high risk. Just because you haven't experienced a flood in the past, doesn't mean you will not in the future. New land development can increase flood risk, especially if the construction changes natural runoff paths.
Nearly 20% of flood insurance claims come from moderate-to-low risk areas. That's why we at HomeFirst Agency include flood insurance in all our homeowners insurance for mobile homes.
How often should a manufactured or mobile home insurance policy be updated?
You should look at updating your policy anytime you make improvements to your dwelling, add additional adjacent structures, or acquire personal property above your current limit.
Do you contact my lender?
A copy of your policy will be sent to your lender. Since we track the insurance for Vanderbilt Mortgage and Finance, Inc., we will contact the lender directly for those customers.
To get a quote, must the owner of the home initiate the quote request?
To issue the policy, we would need to speak with the named insured which should also be the owner of the home.
What do I need to do to get a manufactured or mobile home insurance quote?

How do I file a claim?
